PREVENTATIVE MAINTENANCE AGREEMENTS

Preventive Maintenance is a schedule of planned maintenance actions aimed at the prevention of breakdowns and failures for your HVAC system. We take this meaning very seriously, and we do what we say!

This agreement typically includes all necessary labor and material needed to properly maintain your system. Generally the material included are: filters, belts, lubricants, and coil cleaners. We are also providing inspections for all equipment, checking its operation, safety controls, and performance, all while fine tuning the system for optimum operation. While we strive to prevent breakdowns in your system, it will eventually occur with any mechanical equipment. When these breakdowns occur, we will respond quickly and efficiently to return your system to its normal operating condition.

LABOR MAINTENANCE AGREEMENTS

This agreement still provides our comprehensive service to properly maintain your system and our dedication to work hard to prevent breakdowns. All of the planned scheduling for the maintenance still applies and all maintenance material is also included. Many times it is a little easier on the budget if some of the unexpected breakdowns can be somewhat capped and these repair costs are a little less of a surprise. Basically, you pay for only repair parts or material, but all the labor is included. This applies to any emergency repairs 24 hours a day. This agreement is a wise choice for those businesses or facilities that have conditions where the repairs are labor intensive.

FULL MAINTENANCE AGREEMENTS

An HVAC system is a substantial investment for any business or facility. Keeping it properly maintained is a priority, in order to protect that investment. Many of our customers prefer a fixed cost for their mechanical maintenance. Knowing what the costs are on an annual basis, will allow each owner to budget this at the beginning of the year and get no surprises along the way. In addition to regularly scheduled maintenance, any repairs whether planned or unplanned are covered by this agreement. In most cases, the costs per year are less than paying for repairs on a pay as you go basis. Basically, it is an all inclusive agreement providing excellent preventive maintenance and great service.

NIAGARA BASED TRIDIUM CONTROLS

STR Mechanical has a control system that can operate your facility at peak performance and creates an easy integration to existing building systems. While serving many different types of controls, it has allowed our technicians to become familiar with just about everything available, and allows a compatible interface to all mechanical systems. Servicing both the mechanical and temperature control systems in your facility will lead to better efficiency, energy savings, building comfort, and performance advantages.

With a Niagara Tridium based control system, you can improve energy efficiency, reduce operating costs, improve comfort, lower maintenance costs, identify problems with equipment quickly, and increase equipment life. A Niagara Tridium based system offers you the following benefits and much more:

  • Web Based Control System - Your building's system can be accessed from anywhere that has internet access. This offers you an easy means of accessing your buildings system whether you are at home or even on vacation. It allows you to be in control of your building even away from your office.
  • User Friendly - It contains a very easy to use front end, that allows you to view and make any changes necessary to your system. Nobody wants a system they can't figure out how to use. It has graphics that allows you to see, in real time, if your unit is operating the way it should be.
  • Expansion and Upgrades - This system will operate on BACnet, Lon, or even many other proprietary communications. This gives you more possibilities in the future for upgrading or even expanding. This also allows for the ease of switching over to a new system. If your building operates on one of these communication networks, then it is very likely that we can install a Niagara Tridium based front end on top of your existing control system.

Calvary Church Calvary Church

Charlotte, NC

Calvary Church is one of the largest Churches in the Southeast and occupies over 350,000 sq. ft. The facility is a multi story building and the Sanctuary seats over 6,000 people. A “Going Green” project recently consisted of replacing a 460 ton chiller with a Carrier Screw Machine and a Johnson Controls Facility Explorer Control System which resulted in a 40% reduction in HVAC energy consumption. The dual stage operation reduces compressor run time resulting in less wear and tear on the machine and also reduced energy demand charges.

Healthcare Realty Healthcare Realty

Charlotte, NC

Healthcare Realty manages millions of square feet of medical office space in Charlotte and throughout the Nation, and is fully aware of how important a clean and healthy environment is to its client. A recent project consisted of replacing two obsolete control systems in two separate specialty medical office buildings. Both buildings are served by HVAC packaged units with multiple zones of operation. The installation was carefully planned and had little disruption to the tenants and resulted in ease of operation, better climate control, and provided greater building comfort.

Johnson & Wales University Johnson & Wales University

Charlotte, NC

This Johnson and Wales project involved a complete renovation to the fourth floor of the downtown Gateway Center for Johnson and Wales’ College of Business. All of the existing ductwork, piping, control system, and HVAC equipment were completely demolished. STR installed new piping, duct lay out, exhaust system, controls, outside air make up and new water source heat pumps to the entire floor. This project was completed on time and under budget with much of the work being performed after hours as to not inconvenience the other tenants.
